Training to become a real estate appraiser

Each state has criteria that must be met to become a state licensed appraiser. Most states require work experience and educational requirements, including passing state exams. Many states allow for appraisal online course learning. Taking an online course offers the flexibility to study on your own time.

Most states require a minimum 90 hour pre-license course, followed by a proctored exam. This means that after you have completed the appraisal course, the school administrator will arrange a local proctor to arrange a test setting under that person’s supervision.

These appraiser courses follow the Uniform Standards of Professional Appraisal Practices (USPAP) and their rules and guidelines. The majority of the appraiser course will teach the fundamentals of real estate appraisal and how to evaluate properties effectively and professionally.

Yes the market isn’t what it used to be, but it is still thriving and many Realtors are making just as much money as they were before our economic crisis, some are making even more money. You see, when the economy starts to drop it does have an effect on the housing market but its probably not the effect you think it is. What happens is many of the houses stop selling simply because the majority of people just don’t have the money needed to purchase a new home. However, even though people aren’t buying homes like they were, homeowners still need to sell their homes so they do what comes natural, they drop their prices.

Now you have all of these properties setting on the market, priced way under value and investors or just savvy business minded people are coming out of the woodwork to swoop these cheap properties up. Once the market starts to climb, they list them and make the sale for considerably more than purchase price without doing any work. But guess what, even real estate investors need agents to work with them through the purchase process because, you guessed it, in order to buy and sell real estate you need a real estate license and that is where you come in.

As if that were not enough, due to all of the talk going around about the current market status, a lot less people are venturing in to the real estate business which means plain and simple, less competition for you. Less competition and steady sales can mean some serious cash in this business.

In fact the market is so good right now, a Realtor friend of mine recently went on vacation to China for 1 month and while he was there, he managed to sell three homes here in the United States which more than covered the cost of his trip and made him a profit. So believe me when I tell you that the there is a ton of money to be made in the real estate industry right now, you just have to want it and of course be willing to work for it.

Now even though everything I have told you sounds great, I don’t want to mislead you into believing that the real estate industry is always an easy stroll through the park because it isn’t. This can be a pretty cut throat business and it requires a lot of hard work and dedication on your part, but if you are willing to make the sacrifice while you are getting started, it will pay off in the end. You should expect to spend a lot of hours in the beginning, marketing yourself and meeting new clients, after all, clients are what make you the money.

Keeping all of the different agreements and contracts present in the world of real estate straight can be tough, especially since so many of them seem to do similar things as other already existing contracts. A real estate license agreement is used by a land owner who is looking to license a piece of land to another party for use. Such examples would be a university licensing a piece of land to a company to build retail space on or to a company to rent out a retail space for a set period of time. A university could also use a license agreement to rent out land or buildings to a fraternity or any other outside party. Let’s break down one of these real estate license agreements and see how they work.

Compared to other real estate forms and agreements, a real estate license agreement usually runs about ten pages and is considered a fairly lengthy legal document. Just like most contracts, a real estate license agreement starts by defining the parties involved in the legal agreement and the address of the property that is being licensed. This section will be followed by several “Whereas” definitions that lay out who owns what, who is in what position relative to each other and any other legal jargon that needs to be ironed out for the rest of the contract to make sense.

In the next section, the group that is giving the license will outline everything they expect from the lessee in terms of what they can do with the property, how they can use it, what the limitations are and what happens if they violate the terms of the lease. While we are dealing with real estate license agreements, you may come across similar agreements if you’re a sports fan looking to buy season tickets as many sports teams now use personal seat licenses, or licenses for suite rentals at arenas and stadiums.

The rules sections of most real estate license agreements start by defining the term of the lease then move on to officially declaring that the current lease holder is giving control of the property to the lessee. The following sections tend to be lengthy and are very important to the meat of the contract. The renting party will spell out all of the rules and regulations you must abide by during your license agreement. Most of them are common sense, but some companies have been famous for inserting unreasonable clauses into the rules section which, if signed, are legally binding.

The next part of the contract talks about any responsibilities the outside party has in the way of repairs and maintenance, while the following section will talk about the rights the owning party has when it comes to visiting the property and inspecting it.

Every real estate license agreement has a clause or two about new additions or changes the renting party can make on the property, as well.

As you can see, the average real estate license agreement can be a bit complicated, so if you aren’t familiar with how they work, get some advice before you put your pen to paper.

appraisal licenceAre you considering becoming a Real Estate Appraiser? If so or are just thinking about it, you will need to do the following steps in order to get there.

Step 1: Check Your State’s Requirements

Each state has their own Appraisal Regulatory Board that administers and regulates the licensing and certification of appraisers. For the most part, the pre-requisites should be fairly uniform as they are set by the Appraisal Qualifications Board or AQB of the Appraisal Foundation.

As of January 1, 2008, to become a licensed residential appraiser you will need:

  • 2,000 experience hours
  • 90 education hours
  • pass the exam

To become a Certified Residential Appraiser, you will need:

  • 2,500 experience hours
  • 120 education hours
  • pass the exam

To become a Certified General Appraisal, you will need:

  • 3,000 experience hours
  • 180 education hours
  • pass the exam

Step 2: Take the Required College Courses

The new requirements as of January 1, 2008, to become a Certified Residential Appraiser can be met with either an Associates Degree or higher in any field of study or you can take 21 hours in specific fields.

To become a Certified General Appraiser you will need a Bachelors Degree or higher in any field or 30 hours in predetermined fields of study including:

  • English Composition
  • Principles of Economics (Micro or Macro)
  • Finance
  • Algebra, Geometry, or higher mathematics
  • Statistics
  • Various Computer Courses
  • Business or Real Estate Law

Step 3: Take Required Appraisal Courses

On top of the required college coursework, you will also be required to complete a core curriculum in appraisal courses in the following modules:

  • Basic Appraisal Principles
  • Basic Appraisal Procedures
  • Residential Market Analysis
  • Highest and Best Use
  • National USPAP Course

Some places will teach you principles you will need to be successful in your career. Others will simply take your money and teach you how to pass the state test. Both are important, but learning the principles properly will be better for you in the long run. Keep this in mind when searching for your appraisal school.

Step 4: Find a Mentor

As state earlier, along with the education hours you are also required to have experience hours. You will have to find an appraiser who is in good standing to train under who will sign off on your work and serve as a mentor. Basically, you will have to treat this as a job search and eventually an interview. And, network with as many people as possible.

You have to bring something to the table that can help that appraiser with his or her business. Maybe you have a client in mind you can bring in to start doing work for. Maybe you are up-to-date on new technology or computer software that can make that appraiser’s job easier. Whatever it happens to be, you must be steadfast and diligent. Knock on enough doors and you will find your mentor. If you are apprehensive, consider taking personal growth and development classes like those offered online at Success University.

Step 5: Study Hard and Take the State Test

The state test is difficult and I heard through the grapevine they are going to make it harder. To get an idea and see some sample questions, go to psiexams.com . This is the company who administered the test in Louisiana and more than likely does it nationwide but don’t hold me to that. Now I think it is available online but I’m not familiar with the procedure as I took it at a certified testing facility. Either way it is difficulty - study hard.

Step 6: Apply for Your Appraisal License

Once you’ve taken the required coursework, completed your experience hours, and passed your state’s test, you will now be ready to apply for your appraisal license.

At this point you are probably asking yourself if all of this is worth it. That’s a question you will have to answer for yourself. The opportunity and the money is there for those who are persistent and willing to sacrifice to go for it. None of this is easy but it is all worth it in the long run.

Not to discourage you, but one thing nobody told me what that on top of all these requirements there is also a fee for everything! You will pay a fee to apply for your license, to take your exam, to have your experience hours reviewed and a fee to renew your license every two years.

As always, check with your state regulatory board on what forms and fees are required. Keep good records and especially keep up with your experience hours as you go.

Step 7: Continuing Education

In the appraisal profession we are required to take 30 hours of continuing education over a two year period. Our licenses are good for two years so license renewal basically coincides with continuing ed. You can opt to take 15 hours of continuing ed per year if yo 1ff8 u wish.

Personally, I took my continuing ed online at mckissock.com which is where my wife is taking hers as I type. I’ve also noticed that the Appraisal Institute is offering online classes as well.

You are required to take the 7 hours USPAP course every two years so that will be part of you 30 hour requirement. I think I paid $200 to renew my license after I paid $450 to take 30 hours of continuing ed.

Again, I’m not trying to discourage you but I do want you to be aware of the costs. You can make great money as an appraiser, but an old adage holds true: “it takes money to make money”.

Study hard, be aware of the fees and costs ahead of time, and prepare for your future.

One of the most complex and significant financial events in peoples’ lives is the purchase or le of a home or property. Because of this complexity, people typically seek the help of real estate brokers and sales agents when buying or selling real estate.

Real estate agents usually are independent sales workers who provide their services to a licensed real estate broker on a contract basis. In return, the broker pays the agent a portion of the commission earned from the agent’s sale of the property. Brokers are independent businesspeople who sell real estate owned by others. They also may rent or manage properties for a fee. When selling real estate, brokers arrange for title searches and for meetings between buyers and sellers during which the details of the transactions are agreed on and the new owners take possession of the property.

In every state, real estate brokers and sales agents must possess a license. Prospective agents must be high school graduates, at least 18 years of age, and pass a written test. The examination, which is more comprehensive for brokers than for agents, includes questions on basic real estate transactions and laws affecting the sale of property. Most states require candidates for the general sales license to complete between 30 and 90 hours of classroom instruction. In order to qualify for a broker’s license, sixty to ninety hours of training and up to three years of experience are required. Some states waive the experience requirements for the broker’s license for applicants who have a bachelor’s degree in Real Estate. State licenses typically must be renewed every one or two years. Although a re-examination might not be required, many states require continuing education for license renewals.

Persons who have received their broker’s license may open their own offices. Others with experience and training in estimating property value may become real estate appraisers, and those familiar with operating and maintaining rental properties may become property managers. This field has seen an upsurge with the rising property prices - on average, over 3000 real estate broker licenses are approved each month.
